Luxury development project in Dorset by Luso Architecture

Seven Acres, Carshalton Road

This feasibility scheme explores the architectural appraisal and masterplanning of the site at Seven Acres, Carshalton Road, Banstead, with the objective of establishing a sensitive and viable residential redevelopment strategy within the context of the Green Belt. Focusing on the redevelopment potential of previously developed land, the proposal seeks to balance carefully considered housing provision with a strong emphasis on landscape integration and the preservation of the site’s semi-rural character.

The masterplan adopts a low-density, landscape-led approach comprising 10 residential plots arranged around a central access spine and shared communal space. The layout has been carefully configured to promote a sense of openness and cohesion, while encouraging interaction between residents through a courtyard-style arrangement that creates a calm and community-focused environment. Generous setbacks, retained green space, and landscaped buffers help soften the development within its surroundings and reinforce the site’s connection to the wider landscape.

A key aspect of the proposal is its sensitive response to the existing character of the area, ensuring the scale, arrangement, and spatial quality of the scheme remain appropriate within the Green Belt setting. The integration of substantial planting, open space, and carefully considered circulation routes establishes a balanced relationship between built form and landscape, resulting in a development vision that prioritises both environmental quality and long-term residential character.
